Just the other day I was talking with a friend and he asked, “If there are so many mortgages in real trouble why aren’t the banks working faster to fix the problem?” His question is one that I think many are asking. On the surface the simple fix seems obvious. But as you peel the layers back one can see why this just isn’t working. According to the Wall Street Journal only 170,000 borrowers have found relief with the government’s new HAMP program or Home Affordable Modification Program. This new program is supposed to assist borrowers who find themselves underwater. Some of the problem rests with the banks moving too slowly. To qualify for this program the homeowners must be current on their loan, occupy the home as a primary residence, document their income and assets fully, and their credit score must be above 500. Most of the requirements are okay, but let’s look at the first one. The homeowner must be current on their mortgage. This is precisely the problem. So the program is stating that if you are making your payments you qualify, but if you are having trouble making your payments there is no help with this program. Out here in the real world we are seeing just the opposite. The folks that have missed some payments are in the category that need the most help. Part of the slowness is that the government continues to modify the rules. Case in point as reported in the WSJ on Saturday March 27, 2010 (click the thumbnail for a larger view). Now the government is trying to figure out how they can assist the second lien holders since they are usually left holding the bag on a short sale. The steady stream of revising rules, new programs and proposed bailouts only fuels the fire of bureaucracy. If banks think that there may be a bailout or government assistance down the road do you really think they will move quickly now to resolve the growing problem. I am not putting the blame on the banks, but the government needs to realize that the mixed messages are slowing down the recovery in housing. So what is the answer? I don’t think it is easy or palatable, but the market needs to fix itself with less intervention. Housing can heal itself, but the continued intervention has the possibility of making things worse.

Oconomowoc's Got Talent!

“Oconomowoc’s Got Talent,” and the Oconomowoc Public Education Foundation (OPEF) is set to celebrate it on June 26 and 27 with an all-ages talent show to benefit the Performing Arts Center Enhancement (PACE) fund. People with all types of talent from throughout the Lake Country area are invited to audition May 2 and 3 for the chance to perform on the big stage at the Oconomowoc Arts Center.

Singers, dancers, jugglers, baton twirlers, magicians, musicians or people with other unusual talents all are welcome. Auditions will be on a first-come, first-served basis on Sunday, May 2, from 1 – 6 p.m., and Monday, May 3, from 5-9 p.m., at the Oconomowoc Arts Center. Performers will be provided with microphones, stage and a standard drum set, and are asked to bring all other items such as props, music and instruments required to properly present their acts. Acts are limited to five minutes and will be reviewed by a selection panel including former Oconomowoc High School (OHS) theatre director Vic Passante, community creative Betsy Freeman, and current OHS theatre director Tom Klubertanz.

“For decades, our area has been a great center for the arts, and the community’s talent spans all stages of life,” said Dave Reul, PACE committee co-chair and former band director at Oconomowoc High School. “This is the chance for everyone who has dreamed of performing – from ages two to 102 – to show their family, friends and Lake Country neighbors what they can do. Come and audition, and mark your calendars to see the surprises we have in store in June. Alumni can audition via video if they live out of town!”

Details on the auditions, online video submissions and the June performances can be found at www.opef.info or on the OPEF fan page on Facebook. Video auditions also can be submitted by mail to “O’s Got Talent,” P.O. Box 444, Oconomowoc, WI 53066.

To support the PACE fund, a $5 donation is requested from each person who auditions, and an additional $20 registration fee will be asked of each performer (or group) selected to be part of the show. The goal is to include as many acts as possible, anticipating two full shows of different talent – one on Saturday evening, June 26, and a matinee on Sunday, June 27.

As an additional benefit to PACE, the “Oconomowoc’s Got Talent” event will also feature a silent auction and raffle, a commemorative playbill featuring local business and congratulatory advertising for the performers, and the opportunity to purchase photographs and videos of the event. PACE donations and seat dedications will also be accepted at the event. Sponsors and volunteers are needed – please visit www.opef.info for details and contacts.

The Performing Arts Center Enhancement (PACE) fund exists to collect on OPEF’s $500,000 commitment to the school district, which made it possible to build the OAC with enhancements that take it beyond a standard high school auditorium to a first-class performance venue. Nearly $200,000 has been raised to date, but the balance of the financial commitment still must be met. The enhancements that add to the audience experience include the polished wood acoustical concert shell, the orchestra pit and cover that expand the stage, seating upgrades and wireless microphones.

OPEF is a charitable foundation created in 2007 to allow for private, tax-deductible contributions in support of the Oconomowoc Area School District and to encourage innovative educational opportunities in the public schools. OPEF oversees several funds, including the OPEF General Fund, which awards grants annually based on criteria determined by the OPEF Grants Committee; the Performing Arts Center Enhancement (PACE) Fund to support enhancements built into the Oconomowoc Arts Center; and the Jennifer Bukosky Fund, a memorial fund that supports alcohol and drug abuse prevention in honor of past Oconomowoc High School associate principal Jennifer Bukosky.

Interest Rates set to Rise

For those of you sitting on the sidelines wondering if now is the time to buy that first house or trade up I would suggest that NOW is the time to get moving. (Sorry for the pun) The Fed has targeted this Wednesday as the deadline for their overwhelming involvement in purchasing mortgages. Currently the Fed is buying over 99% of every mortgage written, compared to a normal level of about 60%. The Fed desperately wants the private sector to reemerge as the principal purchaser of these mortgages. But at a 5% return it seems unlikely that the private investor will be lining up to buy these instruments. Perhaps at a return of 6%-7% they might find mortgages appealing. Well if you are a buyer and are waiting for the “bottom” of the market stop trying to time the market and get in. Here is why; let’s say you are looking at a $250,000 home. You think it is a good deal now but feel as though the price could drop another 5%-8%. Your friends even suggest that you might shave another 10% off the price. For the sake of the argument let us assume that your friends are correct. The payment for the $250,000 home with 5% down is $1,247.00 per month for principal & interest. Now if the house lost an additional 10% the value is $225,000.00 and if rates go up to just 6.5% the payment with the same 5% down is now $1,351! So while some are waiting for the so called bottom of the market they lose all that benefit from the bottom by the higher interest rates. I always encourage my clients to look at the entire picture. If you are buying strictly for one reason, that is your choice but it make not make the best fiscal sense.

A Quick Lesson in Architectural Styles of WI

Prairie


This uniquely American style was influenced by Frank Lloyd Wright and other Midwestern architects who valued organic architecture. They have low, almost flat roofs, wide overhangs and several windows all in a line. They can be one or two story. It is also considered Arts and Crafts style.

Tudor


Tudor style homes have steep roofs and may have gables. They are mostly noted for their decorative timbering on the upper half of the house. Originally, this timbering showed religious symbols, such as “Y” or triangular shapes for the trinity.

Victorian


This style of architecture is named for Queen Victoria of England who ruled in the mid to late 1800’s. It was common practice to name the popular architectural styles of the time after the reigning monarch. Victorian homes have many gables, steep roofs. They may have turrets and covered porches. They have a very horizontal look. Most are two or even three stories tall.

Bungalow


The name comes from India, derived from the word “Bengali” or house in the Bengal style. Bungalows have low pitched roofs with gables and full or partial porches. The second level was normally built as a big attic space, but most have been converted to bedrooms, sitting rooms or full second floors. They are also called “Craftsman” style.

Cape Cod


The style originated on the East Coast in the 17th century. Cape cods are one and a half story homes with steep gabled roofs and dormer windows. Sometimes there are several dormer windows evenly spaced. The back half of the roof is often raised to give the second floor more space.

Contemporary Colonial

Dutch Colonial

The Colonial style became popular in the 1890’s as Americans wanted to celebrate their heritage. A traditional colonial style home has equal first and second floors and a lower pitched roof. The front door is usually in the center of the house and there are evenly spaced windows. A Saltbox colonial has very stark lines and little or no ornamentation. A Dutch colonial has a steep gambrel roof (like a barn) and may have dormers. The single story ranch is a derivative of traditional Colonials.

Milwaukee Youth Sailing Team

The spring season for MYST is up and running. Our local high school kids will test their mettle in an “Icebreaker” regatta, against college sailors from UWM and Marquette. They’ll be sailing 420’s and lasers in front of the Milwaukee Yacht Club. It’s supposed to be a nice day. Stop by and watch!

Oconomowoc Chamber Orchestra

Oconomowoc continues it’s strong tradition of excellence in the arts, by forming a new community orchestra. Orchestra “O” is a community based symphonic orchestra, open to players from the surrounding area. They also have a smaller Chamber group, Oconomowoc Chamber Orchestra, that will be comprised of professional, semi-professional and juried players.

Roberta Carpenter, a local string instructor, and accomplished professional conductor, leads the effort to bring this wonderful opportunity to the stage of the Oconomowoc Arts Center.

Be Ready for a Showing Any Time

Realtors say there are three things that sell a house: location, price and condition. Location is a given, price will be set by the buyer, so the seller can really only control condition. We tell you this to make you clean your house. I’d add one more to that list, and that’s access. In a perfect world, buyers would always give several days notice for showings and be happy to work around our schedules. In reality, even if you require 24 hours, you will still get requests for showings with short notice. Realize that you have to accommodate the buyer’s schedule, not the other way around.

As a buyer’s agent, we are looking at anywhere from three to ten listings at a time. We have a route mapped and a time line. Asking for your showing to be at a different time or even day may not work for that buyer. If your house is crossed off the showing list, it is very unlikely it will be added at another time. You only get one chance to make a first impression, and your first impression with the showing agent is that you’re difficult and not motivated.

Accept the fact that your house is no longer yours, it belongs to the buying public. Try to be ready for a showing anytime, while living your life. Get up a few minutes early every day and make your house 90% ready to show. Make the beds, clean the kitchen and bathroom, and pick up laundry and clutter. If you do this every day, not just showing days, it’s quick and easy. Thirty minutes before a showing, run around with a duster and a laundry basket. Put every loose thing under a bed, in a dresser drawer or in the basket. Get your family, pets and that basket into the car and go.

Try to leave at least 15 minutes before the showing is scheduled and stay away the entire hour. If the buyer is looking at several homes, and yours is in the middle or end of the list, they may show up in the last part of that hour. Tell your situation to your friends and neighbors. See who wouldn’t mind a last-minute visit from you. My friend showed me where she keeps her outside key and said we were welcome to camp anytime.

Showings should only be rescheduled for events like major illnesses or parties planned well in advance. Even if you can’t make your house perfect and you’re flying out the back door as they’re walking up to the front, accept the showing. Its far better they see a slightly messy house than never see it all.

Biking in Wisconsin

Spring is in the air! Nothing feels better after a long winter, than a beautiful spring bike ride! My husband and kids are tuning up their bikes to start their favorite weekly ride around Lac LaBelle. My girlfriend and I have committed to a daily ride, so my bike is on its way to Wheel and Sprocket, a local bike shop, for a much needed tune up. Click here to see the calendar of their events.

How to prepare a house for sale. I did it, and you can too.

I spent a year telling people how now is the best time to sell their house. The market is not going to return to 2006 any time quickly, if ever. The government is doing everything in their power to boost the housing market and if you want to sell, you need to take advantage. Then I decided to put my money where my mouth is, and made the big decision to sell my own house.

I knew our best chance to sell at a decent price was to make our house look as good as possible. I walked around looking at the house the way I thought a buyer would, and here is a list of most of the changes we made over six months of preparation.

  1. Landscaping. We dug out every overgrown thing in the yard and chopped down trees that didn’t look their best. We planted smaller, showy perennials in hopes of pretty, spring curb-appeal. And mulch, mulch, mulch. Everywhere. Now that the snow is gone, that mulch still looks good and my pretty spring should come true.
  2. Door knobs. My house was built in the late 60’s and the door knobswere original. Most were broken or dented and those that weren’t just looked their age. Even when the afternoon project of swapping them out turned into three weeks because all new holes had to be drilled, 17 new doorknobs make the place look better. They aren’t a positive selling point, but we eliminated a definite negative.
  3. De-cluttering. I live like everyone else, I keep way too much stuff. I made the commitment to take one load of that stuff to Goodwill every week. I whittled 10 boxes of old kid clothing down to one of just the special items. Attic and basement storage rooms are now clean and organized. Who wants to move that stuff anyhow?
  4. Replaced a screen door. We had a door with broken springs that slammed shut, scaring us silly. No way did I want that door slamming on a potential buyer.
  5. Replaced stained carpeting. People often say to me, I’ll just lower the price and the buyer can pick out his own new carpet. It doesn’t work that way. Buyers just see shabby and dirty and wonder what else in the house is shabby.
  6. Window repair. I can’t afford all new windows. We sanded and re-stained all of them to at least make them look as good as possible.
  7. Painting. A can of paint is a cheap, but very effective, remodeling project. We left the dining room dramatic and painted everything else neutral tones from the white family of paint chips.
  8. Cleaning. With a hairy dog and little kids, my house was not something to show off. We gutted rooms, scrubbed floors and walls, organized closets and drawers. We turned the house into what we always wished our house was really like. We also had the carpeting and furniture all professionally cleaned (and the dog groomed to keep it that way).
  9. More decluttering. That permanent clutter we needed to keep went in the nine bins that previously housed children’s clothing and are neatly arranged in the clean attic area. We’re pretending that’s what that area always looked like.
  10. Hired a stager. You’d think I know it all, but my house is still my house. We can’t see things the way a stranger does.

We’ve been on the market almost a week. Three showings, no offers. The stress of waiting begins!

Homeowners Tax Credit and Mortgage Rates

As of today, there are only 44 days left to secure the homeowner’s tax credits. Not only will the credits expire shortly, experts predict that mortgage rates will rise, and possibly MORE than at a modest pace. James Hagerty cites timely information in this Wall Street Journal article. Steve Harney, renowned real estate advisor, states this in his recent monthly newsletter…

1. Realize that the price a homeowner can get for their home today is greater than it will be on May 1st.

Any buyer who is not in contract on April 30th this year will miss out on the Home Buyer Tax Credit ($8,000 for a first-time buyer and $6,500 for the move-up buyer). That does NOT mean houses will not sell after April 30th. It means that the buyer will demand a better price.

If you need to sell, sell now.

2. Realize more and more experts are predicting a surge in interest rates later this year. Some examples:

Guy Cecala, publisher of Inside Mortgage Finance:
“There is no question rates have been kept artificially low by the Fed’s heavy buying. My opinion is that rates will go up a full percentage point initially.”

(meaning that 30-year fixed conforming loans, now hovering around 5 percent, would hit 6 percent)

Christopher Thornberg, principal at Beacon Economics:
“Clearly, when they (the Fed) stop printing all that money, it’s going to be a shock to the system. I have to assume that when they pull back on it, it will cause a 100- to 200-basis-points rise. When they start selling off the stuff they purchased, which by my guess would come early next year, that would cause another 100- to 150-basis-points rise.”

(meaning rates of 6 percent or 7 percent originally and then 7 percent to 8 percent or higher within a year)

For a profile of current rates, take a look at this Wisconsin Mortgage rate sheet , as reported this week. A one percent increase in interest rates will equate roughly to a 10% decrease in home price, in order to keep payments apples to apples. OPEF and the Oconomowoc Arts Center

Lake Country is home to several school districts, the largest of which includes, Arrowhead, Kettle Moraine, and Oconomowoc Schools. I’d like to take a moment to highlight Oconomowoc Schools and some exciting news from this district.

Recently, I posted an article on the arts, highlighting Nature Hill Intermediate’s production of “Disney’s, Beauty and the Beast.” I was fortunate enough to enjoy the Friday evening production of the show, held in the Oconomowoc Arts Center, located at the High School. All I can say, is “WOW!” If you haven’t had a chance to see a recent production by the students in this district, you need to put it on your calendar for the future. The poise and polish of these young performers belied their ages. They received a standing ovation on Friday, and to my knowledge on the Saturday and Sunday performances, as well. Here’s a clip of the “Be our Guest” number. What a wonderful experience for the students and their families. It was superb!

Future performances at the OAC include, Milwaukee’s First Stage Children’s Theater performing “A Midsummer Night’s Dream” on Sunday, March 28th at 3pm. They are accepting a $5 donation at the door, which benefits the OAC Artist-In-Residence program. This is followed by the Wisconsin Singers , performing on Saturday, April 17th in the evening.
